Affordable and Easy Ways to Bring Buyers to Your Home

Spring and summer months are always the best time of year to sell your home in Flagstaff. And it’s not too late to take advantage of this hot market.  So how do you make your home stand out from the crowd?  If your home looks like it’s taken care of, that will go a long way to making the sale. And the great news is that you can make your home have a great first impression without making a great impression on your wallet. Here’s a few tips.

1. Pressure-washing

If you get rid of the grit and grime that builds up during the winter on your home, it will make a huge difference, and it’s inexpensive. Just be sure that your pressure washer setting is strong enough to remove the mold and sludge without lifting the paint or splinter the wood. Renting a gas-powered pressure washer will cost about $80 a day.  Or better yet, spend a little more to buy one for later use in your new home.

2. A Pretty Porch

First impressions are everything, and your porch is going to speak volumes about the rest of the home.  Pat Vredevoogd Combs, a former National Association of Realtors®  president based in Grand Rapids, Michigan says he hears buyers say: “‘If they can’t keep up the outside of the house, what are they hiding on the inside?’” Keeping your porch clean is relatively easy and will make a huge difference.

3. Clean Outside Windows

This is not as hard as it sounds. If you use a cleaning product that attaches to your hose, it will be an inexpensive and easy task. Just spray the solution on the glass, and then follow with a rinse spray. Then just simply let it dry or squeegee it.

4. Paint the Front Door

In addition to your porch, your front door also tells a tale. So why not liven it up with a fresh coat of paint? If you use a premium one-coat exterior paint, it will reduce time and money as it doesn’t need a primer. Also use a semi-gloss as opposed to high gloss, as high gloss will reveal imperfections. All of this will cost about $35.

5. Shiny New Numbers

Does your house have those old small numbers that are hard to read? Buy some new ones that are shiny, big and bold. Get ones that are about 5 inches tall. Place them on the house by pretending you’re someone trying to find the house number that’s never been there before.

6. Porch Lights

Your porch light has probably never been replaced or cleaned, so now is a perfect time. Go with a contemporary finish like black, brushed nickel or oiled brass. And if you’re out of money, try using restoring wipes like Rust-Oleum or Rejuvenate to renew surfaces.

Stage Your Home to Sell in Flagstaff

Are you getting ready to put sell your home in Flagstaff? There’s a lot of things that you can do to make your home sell faster and make more money. To this end, many people decide to hire a professional home stager.  That, however, can be expensive.  How can you save money on staging your home to sell? There are certainly plenty of ways you can improve your home’s appearance on your own.  With just a few basic steps, you can increase the appeal of your home to buyers in Flagstaff.   Here’s a few tips that can help.

De-Clutter

Having a clean home may seem a bit obvious. But you really do need to dig down and clean more than you may think.  There’s more than just the clutter from daily life to deal with.  You also should look at all the items you haven’t used for a while and either dispose of or donate them.  Not only will this make your home cleaner now, but will help speed things up when you move. Your home needs to sparkle and be as clean a slate as possible.  And for sentimental or valuable items, think about storing them in an outside storage unit (not in the garage or shed as they need to see those clean as well).

Curb Appeal

The outside of your home speaks volumes about the rest of the home. When it comes to real estate, sometimes you can tell a book by its cover. That is why many buyers will drive by a home before they even schedule a showing. Don’t make them keep driving.  Make sure the yard is clean and maintained.  Add a fresh coat of paint to the siding and trim.  Polish or replace dull hardware.  Clean the walkways and driveway. Also think about investing in new roofing if it’s showing its age.

Do a Walk-Through

How does your home really look to home buyers? Walk through your home with a friend or your real estate agent and examine it with a fresh perspective.  Look at both what needs cleaning and what needs changing. What could be removed to make the room look bigger? Could you change a solid door with a French door to let in more light? Do the kitchen cabinets need new hardware? Even simple changes can make a huge difference.

Other things you can look at in your home are making sure your foyer is clean and clutter free, making the rooms more generic and versatile, find ways to let in more light, cleaning the fridge and organize the cupboards.

Staging Your Home For a Faster Sell

Are you getting ready to sell your home in Flagstaff? If so, you've no doubt realized already that there's a lot of things you need to do to get your home ready.  Getting your home ready to sell is called "staging."  You need to make sure that your home is staged so that it appeals to potential buyers. Think of it as if you were going to perform on stage.  Of course you would want to dazzle the crowd.  Staging your home for selling is no different.  You want to dazzle the buyers so that your home sells faster, as well as getting the most money.

As noted already, there's a wide range of items that can be spruced up in a home to improve it's selling points.  Here's a list of 30 items you can work on in your home for a more effective staging.

Here's a few highlights from that list:

Get rid of grime on bathroom walls.  You can easily get rid of surface mold by spraying one part water and one part bleach. A fresh coat of paint also helps.

Paint Dated Tile. That brown and orange tiles from the 70's may have been hip then, but not now. There's an easy fix though without replacing it.  Fist coat them with a high-adhesion primer, then a​ special ceramic epoxy covering. This will cost far less than replacing the tile and will bring you bath up to current styles.

Update the Fireplace.  Pain also works wonders on a fireplace that sticks out too much or has an old screen.  You can use a rag or brush to rub a light coat of paint on the bricks.  Make sure not to cover them completely.  You just want to change the color.  Use the same color as the surrounding walls.  If the screen is old, you can clean it off and paint it with heat-resistant spray paint. Just doing these two things to your fireplace will take it from old and ugly to spectacular.
